What can you expect?
One of the main goals at Reliant Realty is to offer exceptional customer service to all of our owners and tenants. Below are some of the many benefits that we offer in order to do just that.
We advertise on multiple websites including Facebook. We also place "For Rent" signs on our properties where allowed.
Showing the Property
We personally show each and every property to perspective tenants. We never check out keys.
A credit check, criminal background check, employment verification and past rental history are run for every perspective tenant. We require all college students to have cosigners.
Inspecting the Property
An initial inspection of your property will be made when you sign on with us. This is used to determine the optimum rental rate and if any repairs or upgrades are needed. We will also take pictures of your property for use in our advertising. Your tenants will be given a Move-In form when they sign a lease that they are required to return to our office within 10 days. At the time of their move-out, another inspection will be performed in order to determine what, if any, turn over repairs are needed to prepare the property for re-rental. During the lease term all properties are inspected every six months.
Maintenance & Repairs
We have a Maintenance Coordinator on staff that handles all maintenance and repair calls. When a maintenance request is received he will inspect your property to determine the right course of action. He will handle all small repairs at a discounted service rate. Any large repairs such as heating and air, plumbing or electrical will be handled by our trusted and licensed vendors. Except for emergencies, you will be notified of any repairs that will exceed $200.
Rent is due on the first of each month and is considered late if received after midnight on the fifth. Tenants are charged a late fee equal to 5% of their monthly rent. All late fees collected are paid to the homeowner. Any rent still unpaid by the close of business on the 15th of each month can result in eviction papers being filed against the tenant.
Owner Payments & Statements
Owners are paid on the 10th of each month. Payments can be mailed or directly deposited. Statements can be mailed or emailed. Any funds received from the tenant after this date will be mailed along with an updated statement prior to the end of the month. 1099 tax forms are mailed to homeowners and reported to the proper government agencies annually.
Every owner has their own portal in which they can login at any time to view their Property Management Contract, Leases and bills.
There are no start-up fees! Once your property is rented, we will retain 10% of the monthly rent collected from your tenant. That's it!
